Utilities average $400-600 including irrigation
The 2016 water intrusion was caused by a leak in the water supply hose to the toilet (the hose cracked) in the upstairs bath. The water leaked down into the laundry room closet, the HVAC closet and master closet. All floors were replaced, drywall replaced and painted.
Surfside maintains our pool for $140/month. I don't know what the electrical cost is to run the pool but it has a variable speed pump and timers (runs 10 hours per day- you can run it less).
The gas tank is 250 gallons, has 3 lines to the house (water heater for the spa, fireplace and piped for both kitchen stove and water heater), we fill it every 2 years for about $500.
The original fireplace is wood burning.
No elevation certificate but flood insurance is not required. We've always carried for about $450/year.
Never used a lawn service (other than my handsome husband) so not sure on that cost. I do have the bushes/hedges trimmed quarterly for $125.
